Building Permits & Inspections
The Community Development Department is committed to protecting public safety, health, and welfare by issuing building permits, conducting inspections to ensure code-compliant construction, and enforcing building, property maintenance, fire, and zoning codes.
Why are Permits Required?
Obtaining a building permit is crucial for several reasons:

- The Online Portal allows you to:
- Apply for permits and projects.
- Submit plans and supporting documents.
- Track the status of your application.
- Receive plan review comments.
- Pay permit fees securely online.

Obtaining a Building Permit
It is the property owner's responsibility to obtain a building permit. Contractors or other individuals may submit and obtain permits on behalf of property owners.
Permits are required for a variety of building activities. Please see the Required Permits page on our website prior to submitting a building permit application for additional information.
All new permit applications must be submitted through the Village of Willowbrook Online Permitting Portal. This portal also allows you to check the status of your building permit.
Permit Review and Processing Times:
To help streamline the process, refer to our detailed permit checklists (below), which outline all necessary documents and can reduce review time.
- Single-Day Residential Permit Review: For certain permits, such as air condenser units, furnaces, doors, roofs, water heaters, windows, fences, and pavement, a single-day residential permit review service is available, provided all checklist items are complete. These permits often have an all-inclusive fee schedule covering the permit fee, review, inspection, and certificate of compliance. Single-Day Permit Fee Schedule (PDF)
- 3-5 Business Days Processing: Residential permits for accessory structures, sheds, decks, and minor remodels typically take 3-5 business days to process, assuming all checklist items are complete.
- Up to 10 Business Days Review: Large residential remodels, commercial, and industrial permits can take up to 10 business days for review. We utilize SafeBuilt for large plan reviews and inspections.
- Drawing Requirements:
- Drawings are required for major residential projects (including new single-family homes, basement finishes, additions, remodels, and three-season rooms) and major commercial projects (including new buildings, remodels, alterations, and additions)

Permit Fees:
Online Payments: The Village of Willowbrook only accepts online payments for building permits. Please note that a small convenience fee for credit or debit cards is charged directly by the credit card processor and is not paid to the Village. Go to payment processor.

- Fees for other projects are generated based on a variety of factors, like type and scope of work, cubic footage of the project, and review fees, etc.
Scheduling an Inspection:
- Advance Notice: All inspections must be scheduled in advance through the Online Permitting Portal.
